This beautiful 5,200 sf. near-Net-Zero-Energy modern farmhouse has a magnificent view across Boulder County Open Space to the Flatirons and back-range. We oriented this custom home to both capture this stunning view from nearly every room, and to curve around and form a protected back yard for our client’s young children. The home has a “beach-front” of west-facing covered porches with a Buff flagstone patio serving as the interface between the house and landscape. As you enter through the front door, you see straight through to the back yard and mountain views. Between the garage and foyer, a functional mud-room keeps everything well-organized. The sunny hallway then guides you on a path from room to room, giving you a new panoramic view with each turn. Grandview’s luxurious gourmet kitchen has a built-in breakfast nook, custom cabinetry and a clear view of the garden and both of the kid’s play areas. The custom beam-work in the dining room’s coffered ceiling (repeated throughout the house) creates an elegant old-world element to balance out the home’s warm-modern feel. The two story Great Room centers around an elegant limestone fireplace with a reclaimed wood mantel, the floating grand staircase, and a wine room/drinks bar area, discretely hidden by a custom barn-door. This dynamic heart of the home flows out through giant sliding glass doors onto a soaring covered porch, fire pit, BBQ, hot tub and the back yard. There’s also a ground floor home office with custom built-ins, and charming guest suite to round out the amenities. The basement includes a media and rec room to delight big and little kids alike. Upstairs you’ll find two kids rooms, the bright laundry room and an exercise room on one side, then cross the bridge to the Master bedroom suite and private deck. Sustainability features include a Ground source heat pump, advanced insulation package, an HRV, LED lighting, EPA Watersense plumbing fixtures, electric car chargers, a 9kWh solar photo-voltaic array, and non-toxic finishes.
