This new 21,000 sf. mixed-use building has been approved through Erie’s Planning & Zoning process. The project includes two new restaurants on the ground floor, and multiple residential condos above. The roll-up glass garage doors invite pedestrians in with a strong permeability. The design carefully respected the context of this important historic block of Erie’s main street, drawing inspiration from the brick buildings next door. We worked with Erie to craft subtle details in the façade’s proportions, patterns, materials and details to enhanced it’s contribution to the urban environment. We tucked a parking garage parking below with alley access to keep the main façade pedestrian-friendly. The Rodwin design team created outdoor spaces behind and above to activate the site, soften the facade and provide amenities for the users. The building is designed to be a Net-Zero energy, all electric building, with solar PV discretely hidden on the roof.
